Who buys a villa in Altea
Mostly people who already know the town and have decided they want to be near it without being in it. Families relocating permanently are the largest group, and they tend to prioritise a level garden, four bedrooms and proximity to the international schools around Alfaz del Pi and Albir. A second group is downsizing from somewhere larger elsewhere in Spain and wants a single-level house — genuinely scarce on these slopes and worth searching patiently for. A third is buying to renovate, attracted by well-sited older properties at prices that leave room for the work. If you want to walk to a restaurant in the evening, a villa here is the wrong choice.
Living above the town
From most Altea villa locations you are five to fifteen minutes by car from the seafront and old town, twenty from Calpe, and around fifty minutes from Alicante airport. The international schools at Albir and Alfaz del Pi are ten to twenty minutes depending on which slope you are on, which matters if you are relocating with children. Supermarkets cluster along the N-332 at the bottom of the hill. The roads up are narrow in places and the last stretch to some properties is steep — worth driving in the wet before committing, because a road that feels charming in June feels different in a November storm.
What to check on an Altea villa
Ask for the catastral and Land Registry descriptions and compare them with what is physically there. Pools, terraces, glazed porches and pool houses are frequently added without registration on this coast, and while it is usually resolvable, it is far cheaper to resolve before you buy than after. Confirm the water supply and drainage arrangement, particularly on older properties outside a formal urbanisation. If the plot is terraced, have someone competent look at the retaining walls. And check the access road's legal status — some hillside properties are reached over private roads with shared maintenance obligations that are not always obvious from the listing.
